Let me be up front: there’s no single correct answer. As a procurement manager who’s overseen roughly $180,000 in ceiling and partition material spend over the past six years, I’ve learned that the cheapest quote is rarely the lowest total cost. Below is how I break down four common options—drywall framing systems, mineral fibre ceiling tiles, PVC laminated gypsum tiles, and fire resistant cement board—when I’m sitting down with a client or a design team.
(I should mention: this comparison assumes standard commercial applications — offices, corridors, lobbies, light retail — not hospitals or cleanrooms, where regulations change the math entirely.)
What We’re Comparing, and Why
The four materials cover two broad categories: wet trades (drywall, cement board) and dry systems (mineral fibre, PVC laminated gypsum). Each has a different cost profile, installation speed, and long-term maintenance burden. I compare them across three dimensions:

Dimension 1: Total Installed Cost — Where the Cheap Stuff Gets Expensive
Drywall Framing System (Steel Stud + Drywall)
Material cost is low — roughly $1.50–$2.50 per sq ft for standard 5/8” drywall on metal studs (based on national distributor quotes, Q2 2024). But here’s the trap: finishing. Taping, mudding, sanding, and painting adds $3–$6 per sq ft depending on the finish level. A Level 5 finish in a lobby can push total installed cost past $8 per sq ft. I’ve seen projects quote $4.50/sq ft and end up at $7.80 after change orders for “smooth wall” expectations.
Mineral Fibre Ceiling Tile (Suspended Grid System)
Mineral fibre tile—like the classic 2x2 or 2x4 acoustical ceiling panels—is often seen as the budget option. Material runs $1.00–$2.00 per sq ft; grid and suspension add another $0.80–$1.50. Installed cost typically lands at $3.50–$5.50 per sq ft. (Should mention: these numbers assume standard grid, not seismic-rated.) What surprises people: replacement. One water stain, and you’re swapping a tile. Over 6 years, I’ve seen replacement costs add 10–15% to the original budget.
PVC Laminated Gypsum Tile
Think of this as pre-finished mineral tile with a moisture-resistant skin. Material cost is higher — $2.50–$4.00 per sq ft. But installation is faster (no painting, no finishing), so total installed cost often lands at $4.50–$6.50 per sq ft. The upside: you can wash them. The downside: the laminate can peel in high-humidity areas (I learned this the hard way after a kitchen exhaust incident).
Fire Resistant Cement Board
Cement board is the premium option. Material runs $3.00–$5.00 per sq ft, and installation costs are higher — heavier material, requires special fasteners, and joint treatment is more involved. Total installed cost: $7.00–$10.00 per sq ft. But if you need a fire-rated partition with 1–2 hour rating, cement board is often the only option that doesn’t require a thick, multi-layer drywall assembly. (Note to self: verify with local code — some jurisdictions accept double-layer fire-rated drywall.)
Bottom line on cost: Mineral fibre looks cheapest on paper. Adjust for replacement and moisture, and PVC laminated gypsum often wins the 5-year total cost analysis—by about 8–12% in my tracking.
Dimension 2: Speed to Completion — Time is a Cost You Forgot to Quote
Drywall Framing
Slowest by far. Between framing, boarding, taping, mudding (three coats minimum), sanding, priming, and painting — expect 7–10 days for a standard 2,000 sq ft open office, assuming one crew. Rush jobs cost premium labor. In Q3 2023, I had a project where the GC quoted “4 days” by using two crews and overnight drying. It worked, but the invoice was 40% higher than the standard install.
Mineral Fibre Ceiling
Grid installation is fast — 2–3 days for 2,000 sq ft with a two-person crew. Tiles just drop in. The bottleneck: grid availability. If you need 2x4 tiles and the supplier ships 2x2 by mistake (yes, this happened to me), you lose a week. (Should mention: I now spec grid widths in both inches and millimeters on every PO.)
PVC Laminated Gypsum
Similar to mineral fibre in speed — 2–3 days for grid installation, tiles drop in. Faster cleanup because no finishing. The risk: tile damage during installation. The PVC surface scratches easier than mineral fibre (circa 2024, at least). One crew dropped a screwdriver and left a visible gouge. We had to order a replacement tile.
Fire Resistant Cement Board
Installation is slower than drywall because of weight and cutting difficulty. For a 1,000 sq ft corridor, budget 4–6 days. Joint treatment with fiberglass tape and setting-type compound takes longer to cure. If you’re on a tight timeline, cement board is not your friend—unless you’re paying for accelerated schedules.
Bottom line on speed: Mineral fibre and PVC laminated gypsum are the fastest. Drywall is slowest. But if you’re doing a corridor that needs fire rating, cement board with a good crew can still beat a multi-layer drywall assembly.
Dimension 3: Real-World Performance — What the Data Sheet Doesn’t Tell You
Fire Resistance
Cement board is the clear winner — up to 2 hours with a single layer. Mineral fibre tiles typically offer Class A (ASTM E84) but not structural fire rating — they fall out in a fire. Drywall systems vary: a single layer of 5/8” Type X drywall gives about 1 hour; double layer jumps to 2 hours. PVC laminated gypsum tiles offer similar fire ratings to mineral fibre (Class A), but I’ve seen delamination under heat in a fire test video (Source: manufacturer’s own UL data, 2023).
Acoustics
For open offices, mineral fibre tiles still dominate. NRC ratings of 0.60–0.85 are common. PVC laminated gypsum is worse — the laminate reflects sound. Drywall can be decent if you add insulation (mineral wool) in the stud cavity, but that adds cost. Cement board with acoustical insulation? You’re over-budget for marginal gain.
Moisture & Maintenance
PVC laminated gypsum is the best in this category — washable, moisture-resistant, but not waterproof. (Oh, and the laminate may bubble if exposed to standing water for more than a few hours.) Mineral fibre is the worst — stains easily, can’t be cleaned. Drywall can be painted with mildew-resistant paint, but if it gets wet, you’re cutting and replacing. Cement board is moisture-proof but heavy for ceiling applications.
Bottom line on performance: If fire rating is the priority, cement board wins. If acoustics are key, mineral fibre. If you need to balance cost, moisture resistance, and speed, PVC laminated gypsum is the dark horse — but only in dry, interior applications.
My Advice: Stop Picking a Material. Pick a Trade-Off.
Here’s the thing—I used to think choosing the “right” material was about specs. Now I think it’s about trade-offs. Every project has a different binding constraint. My general rule based on 6 years of tracking every invoice:
- High-traffic, high-visibility area (lobby, corridor): Use drywall for walls, mineral fibre for ceiling. Replace stained tiles as needed. The replacement cost is lower than the premium for PVC.
- Budget-constrained, low-moisture space (office, meeting room): PVC laminated gypsum tile. Faster install, good appearance, easy to clean. The 8–12% total cost saving over 5 years is real.
